Understanding the differences between these three types will help you choose the most suitable solution for your space. This article will explore the differences between the various types of dehumidifiers, how to select the right equipment, and how to calculate operating costs.
Dehumidifiers are designed to condense water vapor in the air into liquid water and then drain it away. By reducing and maintaining low humidity levels, they help prevent mold growth.
The main components of a refrigerant-based dehumidifier are as follows:

Cooling and reheating coils
Drain pan
When the dehumidifier is turned on, the fan begins to run and continuously draws in indoor air. The drawn-in air passes through a filter to be purified. The air then flows through pipes containing refrigerant. As the air passes through the pipes, the refrigerant absorbs moisture from the air and cools it below the dew point. As a result, the moisture in the air condenses into liquid and flows into the drain pan.
At this point, the air temperature drops significantly, and the cool air flows into the reheat coil, where it is warmed and released. During this process, the refrigerant’s temperature rises, causing it to return to a gaseous state. The gas is then transported to the compression chamber, where it is cooled and compressed back into a liquid, and the cycle continues.

The difference between the two lies in how they remove moisture from the surrounding air:

Refrigerant dehumidifiers can effectively reach the dew point when the indoor air temperature is at or above 50°F (10°C), whereas desiccant dehumidifiers are suitable for environments with lower dew points. Since desiccant dehumidifiers are designed for locations with lower humidity and dew point requirements, they are not suitable for areas with high humidity loads, such as pool houses. In fact, these two types of dehumidifiers are complementary rather than competitive.
Size and Capacity
The biggest difference between residential and commercial dehumidifiers lies in their size and capacity. Residential dehumidifiers have a daily moisture removal capacity ranging from 20 to 60 liters. In contrast, commercial dehumidifiers can remove 100 to 500 liters or more of moisture per day. They are suitable for larger spaces.
Materials
Residential dehumidifiers are typically made of plastic and are designed with aesthetics and portability in mind. Commercial dehumidifiers are usually constructed from steel to ensure durability, enabling them to withstand harsher operating environments and prolonged use.
Performance and Efficiency
Although residential dehumidifiers have been continuously optimized and are highly energy-efficient, their dehumidification capacity remains relatively limited compared to professional industrial or commercial dehumidifiers.

Compressor Technology

Humidity Control Precision
If you’re dehumidifying your home’s basement, a relative humidity fluctuation of ±10% is perfectly acceptable. However, if you’re managing a pharmaceutical laboratory or food processing plant, such fluctuations could ruin your products. Commercial dehumidifiers typically use precision sensors that can maintain the setpoint within ±1% to 2%.
For spaces smaller than 50 square meters—such as offices, bedrooms, and basements—a residential dehumidifier is a suitable choice.
For warehouses, workshops, and environments where moisture-sensitive items need to be stored, a commercial dehumidifier is required. Although the initial cost is higher, it will minimize inventory damage and production downtime caused by improper humidity control.
Floor area alone is not sufficient to select the right dehumidifier; you must also calculate the specific humidity load.
1. Calculating/Estimating the Dehumidification Area
Multiply the length × width × height of the room or facility to roughly calculate the volume of the space requiring dehumidification.
2. Assessing Ambient Humidity
Moderate humidity (50–60% RH): Air conditioning is present, but the space feels damp.
High humidity (70–80% RH): Condensation is visible on pipes; a musty odor is present.
Extreme (90–100% RH): Standing water is present, or active drying is required.
3. Determine Required Capacity
For commercial spaces with moderate humidity, approximately 4–5 air changes per hour (ACH) are typically required. When selecting equipment for large spaces, prioritize airflow (CFM) and dehumidification capacity to ensure continuous air circulation and adequate airflow through the dehumidification equipment. If significant dehumidification is required, consider using two medium-sized commercial dehumidifiers; this not only improves air circulation but also provides some backup capacity.
The choice between a residential dehumidifier and a commercial dehumidifier ultimately depends on what you want to protect.
If you simply want to keep your newly renovated basement comfortable, a standard residential dehumidifier will suffice. However, if your business relies on keeping raw materials, inventory, or industrial machinery completely dry, investing in a heavy-duty commercial dehumidifier is the only cost-effective option.
